Berry Everitt

Hello everyone

I don’t think anyone would suggest that the past few years have been the easiest of times for the real estate sector, but this month has brought some great news for Chas Everitt International which shows that we are really doing “something right”.

This is the fact that we have grown our market share, over the past 36 months, by 13,6% in terms of units sold, and 17,6% in terms of the overall value of the residential property market in SA.

These numbers validate our belief that there are always opportunities in property, no matter how the market shifts and changes in response to economic or political events, and that success lies in identifying and pursuing those opportunities even when that goes against the majority view.

For example, when money’s tight for consumers and home buying slows down, there is almost inevitably a rise in demand for rental units that is positive for real estate investors with a medium to long-term view. Market cycles in different parts of the country are also rarely synchronised, and there are many ways to benefit from selling in an up-phase in one area and buying in a down-phase in another.

However, we also believe that in order to extract maximum value, property sellers, buyers, tenants and landlords need the assistance of qualified, experienced agents with a wealth of savvy.

Knowledge is power, as they say, and in keeping with that view, our franchise owners around the country will be hiring an additional 150 smart, positive, witty and successful agents between now and August next year.

To further underline our positive outlook, we also have 12 new offices in the pipeline already, and will continue to develop our Luxury Portfolio® division to serve the growing number of high net-worth buyers and sellers pouring into SA’s top business and holiday destinations.

In short, we will be making sure that hiring a Chas Everitt agent will always mean having bright on your side.

Top trend: Resistance to illegal building grows

Illegal building is rampant, and some of SA’s bigger towns and cities are now starting to take strong action against it – while individual property owners discover that they can also do something about it, even without help from their local authorities. The extent of the problem has been highlighted in several recent media reports, including one from Durban ...

Seller advice: Sectional Title units need certificates too

In terms of the Occupational Health & Safety Act, all home owners are supposed to have a valid Electrical Certificate of Compliance (ECOC) – and must certainly be able to produce one when selling their property, or the transfer to a new owner will not be able to be registered.More recently, it has also become compulsory for home owners to hold compliance certificates for any electric fence or gas ...

At first glance, Kalk Bay looks like one of those places where time seems to have stopped – a freeze-frame village of sun-bleached Edwardian villas, classic apartments with ocean-view balconies and salty beachfront eateries. It even has a colourful little fishing harbour to complete the impression. But actually there is nothing at all sleepy about it. Home to a highly multicultural and cosmopolitan community that includes actors, artists authors, chefs, musicians, poets and potters as well as fishermen, hoteliers, restaurateurs and shopkeepers, this is one of Cape Town’s most vibrant and exciting suburbs – and a magnet for ...

Rental notes: Attract top tenants with these renovations

So the lease ended, your tenant left and now it’s time to advertise your rental property again. But before you do, you may want to consider doing something more than the basic clean-and-repaint work in preparation for the next tenant. “It might be worth making some bigger home improvements now, even if there is no immediate opportunity in your local market to raise the rent ” says Greg Harris, CEO of Chas Everitt Property Rentals. “There would certainly be an advantage, for example, in being able to attract better quality tenants ...
